Maintenance Request
***PLEASE NOTE***: Due to the high demand peak season, we cannot guarantee vendor availability for same-day service for air conditioning repairs. Air conditioning repairs are not considered emergencies without a physician's order. Please take the following steps to troubleshoot A/C systems if your system is not working properly:
- Check/replace any thermostat batteries.
- Evaluate if lines to the A/C unit are frozen; let lines defrost as needed.
- Locate the electrical breaker and switch any/all breakers to the off position, then back to the on position.
If the air conditioning still does not function correctly, follow the instructions below:
All maintenance requests must be in writing and submitted in a timely manner. Vendors will not enter the premise if only minor(s) are present. For any emergency repairs, please refer to the number(s) listed on your tenant property packet. To submit a maintenance request, please see the instructions:
- Submit a Maintenance Request through the PropertyWare Tenant Portal, or
- Download and print our Maintenance Request.
- Fill out clearly.

We instruct our vendors to contact our tenants for maintenance. If you do not get a call within 48 hours, please give us a call!

Pay Online
We offer online payments through the PropertyWare Tenant Portals. Tenants are responsible for the cost of this service.
General Request
Any general requests that alters property or terms and conditions of rental agreement or lease must be in writing and submitted in a timely manner. Such include the addition/removal of individuals on the lease, pets, or general improvements/alterations of the house. To submit a general request, please see the instructions:
